What are the Advantages of using the T&W Design-Build Approach? The T&W Church Solutions approach is to supply the church with:
-
A single source of responsibility. If you have a project problem, you have a T&W problem. There is no finger pointing in the event of a challenge. T&W owns the problem and will deliver the solution.
-
A dedicated team. Kurt Williams and Steve Shehorn each have over 20 years of construction experience with over 60 ministries served. Kurt and Steve will be with you from the first meeting to the building dedication.
-
Cost Feedback. The Church Solutions Process includes five different points of cost control and guidance. This feedback insures that there are o surprises leading up to the Guaranteed Maximum Price (GMP).
-
Savings. All construction subcontractor bidding is open for review. Any and all savings generated, after the GMP, up to the final Design Document Bidding are given back to the church 100%.
Why should we contract with T&W for construction of our building project? What makes your team unique?
-
We know what we are doing.
-
T&W focuses on designing and building Christian worship facilities. As a team, we are sensitive to the pressures felt by church staff and building committee members during the design process. We recognize that each church has a different vision and purpose for their building program and offer the benefit of our church design and building experience without changing your vision and purpose.
-
We are passionate about what we are doing.
-
Because of our passion to serve the church it is easy for T&W to stay abreast of current trends in church architecture and construction.
-
We are unique in our design-build process approach.
-
By guaranteeing a maximum price very early in the process the T&W design build team mitigates the problem of “Our architects designed something we can’t afford to build!” at a fraction of the entire architectural fee.
-
We are members of the National Association of Church Design Builders.
-
The National Association of Church Design Builders (“NACDB”) is a professional association of firms dedicated to providing churches with the information and the relationships they need to build their new facility in a timely and cost effective manner. As a member of the NACDB, T&W has access to the architectural designs and construction documents of NACDB members across the nation. Thus you can be assured that you not only have the benefit of our talents, but the experience of select church designers nationwide.
-
Steve Shehorn and Kurt Williams are the only NACDB Certified Church Consultants in the state of Indiana. The three-day certification process is the only training venue in the United States that is focused on the complexities of delivering design and construction to the church.
Does Design/Build create a “Fox guarding the Henhouse” situation?
Ultimately, the integrity of the people you work with will be the deciding factor. T&W’s approach is one of “partnered accountability”. T&W works with several design firms (and are open to others) in central Indiana. A Team of Christ-centered, design/build professionals will provide you with independent accountability and control with the security of single source responsibility.
Will the T&W Project Team be dedicated solely to your project?
Kurt and Steve will be working with several churches that are going through the Church Solutions Process, at any one time. The Jobsite Superintendent will be dedicated solely to your project. T&W believes that a Jobsite Superintendent must focus on each individual job, one at a time, regardless the size. A T&W Jobsite Superintendent will never run more than one job at a time.
Based on past experience, what is the average cost overrun for Church Projects?
At T&W, a Guaranteed Maximum Price (GMP) is exactly that…a Guaranteed Maximum Price. Cost overruns are T&W costs, not the churches.
How does T&W approach “Open Book” Cost Accounting?
Your T&W Team is dedicated to transparent and open bidding and costing, not just to the point of Guaranteed Maximum Price (GMP) but also to the final Design Document Bidding. All savings are given 100% back to the church.
